In the pre-construction phase, the principal designer and contractor are hired. You can’t skip the pre-construction phase. By law, the client is required to allow enough time for the work to be carried out without risking health and safety.
Pre-construction estimating includes analyzing proposals, blueprints, specifications, and related documents in order to determine labor, material, and time requirements. As required, the estimators provide quantity surveys, assess subcontractor and vendor proposals, and update and maintain subcontractor and vendor bid solicitation databases.
Pre-construction services result in risk reduction through trade partner buy-in, third-party validation, prefabrication, and budget verification.
Thus with this, engineers are better informed throughout the project because they know where things stand.
The length of pre-construction depends on the scope of the project. It can take two to twelve weeks for this phase to complete. While 12 weeks may seem long, the pre-construction phase adds significant value to a project if you consider its duration.
